Drew Thompson

Director of Portfolio Management

Drew Thompson- Prior to joining Gardner as Director of Portfolio Management, Drew Thompson held the position of VP of a Property Management Company and has over 20 years of experience in multifamily property management. He specialized in affordable housing including LIHTC, HUD and USDA Rural Development. His experience includes creating property management policies and procedures, LIHTC lease up teams, pre-UPCS/REAC teams and stabilizing distressed assets throughout the nation. Drew has successfully completed more than forty-five LIHTC lease ups throughout his career.

John Palmer

Senior Vice President Texas Region

John Palmer joined Gardner Capital in May 2013 as vice president of development for the Texas Region. Palmer is responsible for new business development related to affordable and market rate multifamily apartments, senior living communities, and commercial and mixed-use business opportunities. He also manages all aspects of site selection, local government and community relations, due diligence, and the final approval process.

Prior to joining Gardner Capital, Palmer held senior management positions at REDICO, a recognized Michigan-based real estate development and investment company with assets in excess of $2 billion, and the Hertz Corporation, a $12 billion global brand, where he was responsible for new business development at Hertz Local Edition (HLE) and multi-location operations for the North Central Region.

Palmer is a graduate of Southern Methodist University and was a SMU-in-Oxford scholar at University College, Oxford, England.

Marcianne Gagliardi

Chief of Staff

Marcianne Gagliardi has 15 years’ experience in the financial services industry, recognized for her leadership in strategic partnerships and growth initiatives. Her key roles include; leading a financial advisor office at Edward Jones with $86 million in assets and innovating as a Practice Management Consultant at LPL Financial Services. At Washington University, she significantly contributed to the Wells Fargo Advisors Center for Finance and Accounting and The Bauer Leadership Center, optimizing both operational processes and collaborative workflows. Currently, she serves as Chief of Staff at Gardner Capital. Beyond her professional realm, she is a dedicated Leadership Coach, leveraging her extensive experience to inspire and develop the next generation of leaders. Marcianne’s early career in the Navy Reserves and her B.A. in Communication from the University of Missouri St. Louis have instilled a deep sense of commitment and a passion for leadership.

Rowland Geddie

General Counsel

Rowland Geddie – As General Counsel, Rowland Geddie heads the legal team dealing with legal issues across Gardner’s operations. Rowland has over 30 years of legal experience, including ten years in the affordable housing industry. His extensive experience in transactional and business entity law provides a valuable perspective on the structural, financial and documentation issues facing Gardner Capital. He has worked at a large law firm in Houston and in several in-house positions, including as General Counsel for a NYSE-listed furniture manufacturer in Missouri. Rowland earned his Bachelor and Juris Doctor degrees from the University of Mississippi.

Amy Dosen

Managing Partner

Amy Dosen leads the tax credit syndication group, which is responsible for structuring equity on affordable housing projects, developed by Gardner Capital and its partners. She has over 20 years of experience in the affordable housing industry, working for various firms specializing in state and federal LIHTC syndication, most recently as Director of Acquisitions and Underwriting at National Development Council. In total, Amy has managed execution of over $1.75 billion in her career. Amy has a Master’s degree in Business Management from Ashland University and a Bachelor’s degree in Business from Kent State University.

Michael Gardner

CEO & President

As CEO and President, Michael Gardner sets the strategic direction and oversees national operations of Gardner Capital and its portfolio companies, including Affordable Development, Solar Development, Equity Investments and Construction. Michael works directly with partners to structure financing for Gardner Capital’s LIHTC and Solar transactions. Over the past decade, Gardner Capital has become one of the largest affordable housing developers in the United States, added a rapidly growing solar portfolio, and placed over $3 billion in equity investments. Michael works primarily out of Gardner Capital’s corporate offices in Dallas and St. Louis.

Mr. Gardner is committed to improving the wellbeing of families by providing affordable housing and clean, reliable energy. To that end, he serves as an active member of various tax credit industry and charity organizations, including the Board of Directors of the National Housing & Rehabilitation Association (NH&RA), the Board of St. Louis Children’s Hospital, and Urban League of Metropolitan St. Louis.

An experienced attorney, Michael holds a JD from the University of Missouri School of Law, and both a BA and MA in Accounting from the University of Missouri.

Mark Gardner

Principal & Chairman

Mr. Gardner is Chairman of the Board of Gardner Capital, Inc. as well as Gardner Solar Development, LLC. Prior to forming Gardner Capital, Mr. Gardner practiced law, representing clients in the areas of real estate, business and complex financial transactions. His practice also included complex business litigation.

Gardner Capital was formed by Mark Gardner in 1992 as a regional affordable housing development company. Gardner has since evolved into a national company that builds, manages, and owns affordable and market rate housing throughout the United States. Gardner Capital is also a premier tax credit syndication firm that provides equity for low-income housing tax credit projects, historic projects and more recently solar projects.
Mr. Gardner has overseen the development of utility scale solar projects from a niche business to the fastest growing sector of the Gardner family of companies. Gardner has grown into the largest owner and supplier of solar energy in the State of Missouri as it continues to expand its footprint throughout the country.
